Lease Agreement

This Lease Agreement ("Agreement") is made by and between Cafe Sankofa ("Lessor"), a 501(c)(3) nonprofit organization, and

("Lessee"), an individual or organization renting space within Cafe Sankofa’s premises located at 2323 S Salina St, Syracuse, NY 13205. The execution date of this Agreement shall be entered below:

1. TERM, RENEWAL & RATE ADJUSTMENTS

2. RENTAL RATES & PAYMENT TERMS

Lessee agrees to pay the rental rate as follows:

  • Includes up to two events per week, max four hours per event, excluding setup and breakdown.

  • Payment Due Date: Monthly payments are due on or before the 1st of each month.

  • Accepted Payment Methods:

  • Late payments will incur a $25 fee after the 5th of the month.

3. SECURITY DEPOSIT

At the time of signing, a security deposit is required equal to one month’s rent. This secures your space rental and will be counted towards your first month’s rent. This deposit is non- refundable. Please submit this using the payment preference you selected.

  1. DIGITAL KEY ACCESS TO BUILDING

Lessee/organization can designate up to 2 individuals to have digital, mobile keylock access to the building.

  1. SPACE & USAGE

Permitted Uses:

  • The space shall be used solely for activities discussed and outlined in Lessee’s proposal and include activities that align with the mission of Cafe Sankofa and benefit the community.

  • Events must be reserved in advance via the Wix reservation system.


Prohibited Uses:

  • Illegal, unethical, or disruptive activities.

  • Overnight storage of personal items unless pre-approved.

  • Any activity that compromises the security, cleanliness, or integrity of the space.

  • Activities not included or outlined in proposal [Additional approval is required if you seek to expand scope of space rental]

6. RESPONSIBILITIES & MAINTENANCE

Lessee must sign and comply with the Shared Space Agreement document in addition to this lease. Failure to adhere to the terms in either document may result in lease termination. Lessee must clean up after use, including removing trash and wiping down surfaces. Any damages or maintenance issues must be reported immediately. Lessee is responsible for securing the premises (locking doors/windows) upon exit.

7. LIABILITY & INSURANCE

Lessee shall provide a Certificate of Liability Insurance if applicable. Cafe Sankofa is not responsible for lost, stolen, or damaged items. Lessee assumes all risk and releases Cafe Sankofa from any liability related to injuries, accidents, or damages occurring during lease use.

8. CANCELLATION & TERMINATION

Lessee may cancel the lease with a 30-day written notice. Lessor reserves the right to terminate this lease with 7 days' notice in case of non-compliance. Deposits are forfeited if the lease is terminated due to non-compliance or unpaid fees.

Lessee must sign and comply with the Shared Space Agreement document in addition to this lease. Failure to adhere to the terms in either document may result in lease termination.

By signing below, both parties acknowledge they have read, understood, and agree to abide by the terms outlined in this Agreement.
